Granny Flats
A granny flat's footing design should be checked against the block's own soil classification, not assumed off the main house just because it sits on the same block. Reactive soil can behave differently a few metres away, especially once a different slab level or a tree that was not near the original footprint comes into it, and skipping that check is a shortcut that shows up later as cracking, the same movement we get called out to fix on full sized homes. We manage the complying development or council approval, then build to the site's actual soil and drainage conditions, working around existing gardens, fences and services instead of leaving the rest of the block a mess.
What is included
