A knock down rebuild starts with demolition and site preparation, then runs through design, approvals and construction as one project, so you are dealing with one builder for the whole thing instead of a demolition contractor, a separate builder and a gap between the two where nothing happens. Current council controls, setbacks, floor space ratio and BASIX among them, do not always let a new home occupy the same footprint as the old one, so we check what the block will actually allow before you commit to demolishing anything.
