Cracks in brickwork or plaster, doors that suddenly stick, and floors that feel uneven or bouncy are common reasons Sydney homeowners call a builder. Those signs can relate to foundation movement, footing issues, moisture, or something more ordinary. Symptoms alone do not prove you need underpinning, and they do not prove you need demolition either.

Cracked walls

What you might be seeing

  • Step cracking in brick mortar joints
  • Vertical or diagonal cracks in plaster or gyprock
  • Cracks that open wider after wet or dry weather
  • Cracks near corners, openings, or extensions
  • Separation between walls and ceilings or floors

What it can mean

Wall cracking can relate to foundation or footing movement, reactive clay shrink-swell (common context in parts of South West and Western Sydney), moisture changes, poor fill, tree roots, or construction joints that are simply ageing. It can also be cosmetic settlement that does not need major structural work.

What it does not prove

A crack photo does not prove you need underpinning, restumping, or demolition. Width, pattern, and change over time matter, and only a proper assessment can sort structural movement from finish failure.

What not to do

Do not grind, fill, and paint over active movement and assume the problem is gone. Do not accept a demolition quote without an engineer-backed second opinion if the house may still be repairable. Do not invent your own pier layout from a YouTube video.

Sticking doors and windows

What you might be seeing

  • Doors that suddenly rub on the jamb or floor
  • Windows that are hard to open or latch
  • Gaps that appear at the top or side of a door frame
  • Locks that no longer line up
  • Several openings sticking in the same part of the house

What it can mean

Frames go out of square when floors or walls move. Movement can come from footing issues, moisture under the slab or bearers, or seasonal ground change. Sometimes it is a joinery or hinge problem with no structural cause.

What it does not prove

A sticky door does not automatically mean the foundations have failed. One door after a renovation can be fit-out related. A cluster of sticking openings in one wing of the house is a stronger reason to get movement checked, still without DIY conclusions.

What not to do

Do not keep planing doors as a permanent fix if the frame is still moving. Do not force locks. Do not assume resin, piers, or demolition from the symptom alone.

Uneven or bouncing floors

What you might be seeing

  • Floors that slope toward an external wall or corner
  • A bounce or soft feel underfoot
  • Tiles cracking in a pattern that follows movement
  • Gaps under skirtings
  • Furniture that rocks in one room but not others

What it can mean

Uneven or bouncy floors can relate to footing settlement, timber bearer or joist issues, slab movement, voids, moisture, or poorly compacted fill. In reactive clay areas across Greater Sydney, seasonal ground movement is a known context for floor and wall symptoms. Context is not a diagnosis.

What it does not prove

A slope you can feel does not tell you the method of repair. Some floors need structural underpinning or footing work. Others need subfloor timber repair, moisture control, or a different engineer-specified method. Guessing the method from a spirit level reading is how homeowners buy the wrong fix.

What not to do

Do not pack tiles or carpet to hide a slope and ignore ongoing movement. Do not crawl under the house to "temporary prop" without professional advice. Do not demolish on a verbal builder opinion alone.
