That is an indicative range for traditional pier and beam or mass concrete underpinning in Greater Sydney. Final pricing depends on soil, access, depth, how many points the engineer specifies, and council or certifier requirements. Apex confirms a firm, itemised quote after a site visit and a registered structural engineer assessment. We do not quote a locked figure over the phone and pretend it will hold.
What changes the price
Every site is different. The same house layout can land at different ends of the guide band once the ground and structure are inspected. These factors usually move the number:
Soil and footing conditions
Reactive clay, poor fill, moisture paths, and existing footing depth all change excavation, pier depth, and concrete volume. South West and Western Sydney homes often sit on reactive clay. That is context for why engineering matters, not a diagnosis on its own.
Number of underpinning points
The engineer designs how many points your structure needs and where they go. More points means more excavation, concrete, steel, and labour.
Access and working space
Tight side access, occupied homes, limited crane or pump access, and the need to protect neighbouring properties all add time and plant cost.
Engineering and independent certification
A registered structural engineer assesses movement, designs the solution, and certification is provided independently. Apex builds exactly to that design. Design and certification fees sit in the quote path and are confirmed case by case.
Approvals and site constraints
Council, private certifier, or neighbour conditions can affect method, sequencing, and timeline. Confirm on quote if approvals are required for your property.

Some movement problems are addressed with traditional pier and beam or mass concrete underpinning. Other sites are assessed for resin or other ground improvement methods by specialists in those systems.

When resin or another method is the right engineering answer, that sits with the method the engineer specifies.
